- Can changes be made to your homes?
- Yes, each of our home designs allows changes to customize according to your needs and lifestyle. However, we do encourage all changes and/or upgrades to be resolved during the preliminary stages of contract writing and blueprint drafting.
- What if I want to work from a completely custom floor plan?
- No problem, it is definitely the homebuilding that we have extensive experience and are very comfortable doing. Keep in mind pricing may vary and construction time may be extended.
- Do you have SPEC or Turnkey homes?
- Yes, we have a limited number of designs that are for sale as a complete package. As these homes become available, our sales staff will have all the information to share with you.
- Do you have quality home sites that I can choose from?

No, our limited inventory of land will one day be a beautiful turnkey home. Our sales staff is very knowledgeable of the surrounding building areas. They can direct you to home sites for sale and even guide you through the real estate purchase.
Home Masters also has Co-Op relations with local real estate offices, so helping you find that special home site is a challenge that is easily solved.
- What does on your prepared lot (property) mean?
- As every vacant property has its own unique characteristics, there is clearing and fill dirt (to build the house pad) costs necessary to make the property suitable for a new home. These costs can vary according to the vegetation and the elevation required by the local governing authority (building department). Our contractor visits every property and offers an estimated cost to make your choice home design fit on the property.
- What is included in the base price?
- Our base price is a dollar value for the items listed on Standard Features, that will be included in your new home. Our knowledgeable sales staff will gladly prepare an estimated construction cost sheet, for your to take and review.
- What is impact fee? Am I responsible for this payment?
- This fee and others are payments to the local governing authority for impacting the area in which you are building. Example: roads, EMS service, Policing departments, library funding, etc. Home Masters has included these payments in the base price of all our home designs, thus we make the payment for you.
- Can I upgrade or add features to my new home?
- Yes, our model homes display a limited number of upgrades or features you may be interested in. We also have the ability to obtain information/installation on other products you wish to include in your new home. It is strongly suggest that you contract for these additional options prior to submission od building permit application.
- What areas are you currently building in?
- As a homebuilder that tries to provide quality homes at an affordable price, we must limit our building area so we can remain personally involved in the construction of your new home. Our territory begins in South Sarasota County of Laurel/Nokomis, going south through Venice into Warm Mineral Springs and North Port. We even go into Northern Charlotte County area of Murdock, Gulf Cove, South Gulf Cove, Rotonda West and back up thru Englewood, into Venice again.
- I own my property, but it is in Scrub Jay Habitat. What about gopher turtles? Can I still build?
- Yes, but with any endangered or protected wildlife, special permits may need to be obtained before any work can commence. Additional cost or even extended construction time may be required.
- How long does it take to build a new home?
- As with any creation, it takes time for what is agreed to on paper to evolve into what you will call home. Designing your home, to negotiation, to financing (if necessary), all must be ironed out prior to Home Masters gathering the many documents necessary to complete a permit application for the local governing authority stamp of approval. Upon receipt of the building permit, Home Masters can then begin scheduling with an estimate of 14 months from slab pour: provided all goes accordingly with no delays from weather, home owner changes, material shortages, to name a few.
- How much deposit is needed to secure a construction agreement? Do you have in house financing?
- 10% to 15% of the contract is required at execution of a construction agreement. We do not provide in house financing. Home Masters is an approved builder with many of the local lending institutions and can provide a list of those finance sources.
- What choices do I have to make our home feel like home?
- Choices: many from colors of interior and exterior paint, cabinets, counters, flooring, roofing, to name a few. Home Masters provides a Color Coordinator that will meet with you around the time your slab is poured to help guide you through this process.
